Dozens of Portsea locals — including Collingwood president Eddie McGuire — watched an intense bidding war for the 20sq m shed on Shelley Beach yesterday.
Bidding started at $350,000 and quickly soared past $600,000, the winning bidder paying more than $30,000 per square metre for the shed - which doesn’t even have electricity.
Kay & Burton agent Liz Jensen said the boat shed, one of 50 on the beach, had been owned by the same family for about four decades.
“It’s north-facing, it’s relaxed, it’s beautiful,” she said.
She said Shelley Beach was a private spot surrounded by cliffs, which was perfect for “glorified camping”.

“You can put the boat to sleep and you don’t want to go home straight away, you order fish and chips and bring them down,” Ms Jensen said.
“Put your beanbags under the trees with the lanterns on ... It’s an experience that’s very, very hard to find.”
The shed, which was built in the 1940s, was purchased by a couple who “love the beach” and already owned a “modest beach house” in Portsea.
“The wife actually said that she’s going to have to start selling sandwiches to pay it off,” Ms Jensen said.
